Urgent Advise required on Business Rates

Hello,

We occupied a property that had 3 door entrances on the front. Because it was big, we decided to share with another company and then partitioned the space.

Property rateable value was over 17000 with monthly business rate of £700 but after we partitioned it, VOA considered it 2 separate properties and business tax for both companies became Zero as per new 12,000 rateable value rule.

In this partition, we left a door for the purpose of receiving deliveries as other company had double door to their side and it was only possible to bring in pallets delivery from that door. Internal double door was used to bring in pallets to our side and was locked at other times.

Local council officer has seen that internal door and sent us bill for the whole property ( almost £8000 ) but VOA separated the property.

I'm now appearing in court tomorrow to challenge this decision by council.

What are the ruling of having door between 2 properties? I spoke to a local estate agent who has rented out a warehouse to 3 different companies without even having a partition and their council seems happy about it.

Can i get some urgent advice please?
