Transferring a property to a beneficiary of a Will

    Hi,

    probate grant has been issued today for my relatives property who sadly passed away July last year. (I'm an only child and the only beneficiary on the Will).

    Next step is to transfer the property into my name (aiming to rent it out, NOT sell).

    Do I need a solicitor to do the change over for the land registry? Also is there a fee to change over the registered owner of the property? (Deeds).

    I can see I need to fill in a "ID1", "AS1" and "AP1" form, mentioned on the guidance section on the gov site.

    The "ID1" one form has a "Section A" and "Section B". On "Section B" it says "for completion by the certifier".

    I can see there's £30 to pay if I apply electrically or £70 by post. Can't see where/how to pay that? (Surely you don't send cash with your application?)
    Thought I would ask here as it's a simple Will i'm not sure it's something I can do myself?

    If you’re confident with legalese, you can crawl over the land registry guidance documents (the long technical stuff for lawyers, not the summaries). That should answer your question.

    But if you price your time, you may find 500 quid to a solicitor is money well spent, and that’s before costing the reassurance of knowing that when you come to sell, buyer’s solicitor isn’t going to find a problem with the title
