Starting a Nursing Home vs A Care Home Business

I'd like some advice if possible from anyone with any knowledge or experience of starting or buying an existing nursing home or care home. I have googled a number of authorities on the subject and contacted them but have not had any replies due to the holidays, so wondered if anyone on the forums is currently running a home and can offer some general help.

I understand that nursing homes and care homes are different in their operation although now regulated in the same way:

A care home can be run or owned by an entrepreneur but needs to have a qualified care home manager in employment. The residents are mostly able bodied independent elderly folk that require the peace of mind of onsite care if and when needed by care assistants who are qualified to NVQ level in care and social science.

Nursing homes are more for residents who require medical attention for specific conditions such as dementia etc and from what I understand are staffed only by registered nurses and managers with exact training and experience with the condition they cater for.

As both nursing homes and care homes are now regulated in the same way, from a business persons point of view, which is the best type of home to get started in. Is it even possible for an entrepreneur to invest / open an actual nursing home that caters for specific medical needs without having qualifications / experience or fits other criteria themselves?

I would also check out agency rates for carers and nurses before you decide..... If you own a nursing home and have to get agency nurses in on a regular bases, this will hurt your bottom line. Carers will too, but to a lesser extent. The word 'agency; sends shivers down the back of managers spines.
