starting a letting agency

Hi, I have posted before.. I am strongly looking at starting a local letting agency based online. Thus being able to reduce commission rates, while having a keen eye on customer care.

I would love to hear from anyone that has experience in this field, any new ideas etc...

Also would like some feedback on peoples thoughts about whether a purely online style agency will be a success?? Hints and tips welcome

Sounds like a great idea :D

From what I can see it looks like a very competitive market, and you'd need to compete for eyes in the local papers which are full of letting agencies advertising their properties, or gain local publicity in some other visible way?

Are you thinking of letting property owners advertise their properties to rent for free on your web site to start with, or pay for inclusion?

rightmove.co.uk is the online market leader, what can you offer that's different / better than them?

to be honest i was looking at two routes... one being an actual agencey like the highstreet ones, but just operrate through the website and meeting at clients properties.. with a lower comission rate due to lower overheads.

The 2nd was to create a private rental site where clients can advertise their own rental properties for a subscription style charge (bit like the auto trader for houses).

I am waying up what would be the ebst route to take... the old fashioned route of an agency with increased customer care and lower commissions or a private rental site....

After reseaching i can see that more and more people are choosing to rent their proerties privately due to saving money and back agency experiences.

I see what you did there! The difference between my post and yours is that if you check my other posts, they have nothing to do with southcourt. Yours however, do seem to have a rather obvious recurring theme. Letting vision seems ok, but your posts have only served to arouse suspicion from myself, which led to me asking you point blank if your represent them.

I am looking to start a letting agency; this thread is brought up via a search which I performed whilst trying to garner any potential tips/pointers. In each of the other threads which mention letting agencies I have noticed comments from you, along with a glowing endorsement of letting vision over southcourt's offering.

To be honest I couldn't care less which you prefer, as I am currently undecided. I was leaning towards southcourt but feel the software side of the package lets the rest of it down.

There is nothing wrong with promoting your business, especially on a website designed specifically for that purpose. I might well have considered letting vision if not for your quite rude and aggressive response, which has only served to add more resolve my initial thoughts.
Ultimately I might not even buy a package from either, and have neither the time nor interest for an internet debate/disagreement with the likes of you. Hope that settles it.

Anyone tried using Aquaint CRM for lettings agency? I have seen it in action at 2 agencies and looks pretty good..thing that puts me off is the monthly commitment so you never actually own the software which means you are totally relient on them...

Thoughts? Experiences?

That's no different to any other software - you normally only get a licence to use it.

Selecting the software is so important for lettings, as your whole business will depend on it. Most fundamental is that if you are dissatisfied and want to move to a competitor product, there is seldom a migration package. Thus it will mean re-inputting every landlord, property and tenant including rent and dates for review. You will also need to keep the old software live so as to view history.

Be wary of 'cloud' applications. I hear that one such has recently bit the dust - and their letting agents and landlords can now no longer access their data. Unless you have control of where your data is and can always access it, then it goes without saying that unless you can then re-create your data locally from paper records, the viability of your business will be jeopardised.

I've been following this thread, and have come to the same conclusion as you. The monthly payment options just don't seem viable for a startup. After searching high and low the two main options i found were:

lettings-opportunity .co .uk

and

lettingvision .co .uk


both offer startup packs along with a website and software.

take a look and choose for yourself , as i have already been accused of working for one of the above companies.

Can you share which company/software this way?

Good words and yes the main thing I suppose is to check if data is stored locally or not and how much the software relies on their servers to be able to do its core functionality.

Not at the moment.

It's just that users are reporting on other forums that they can't access their data, and the company are not responding to e-mails or phone calls.

However, they are still advertising - so it may just be a software glitch, and I would not feel comfortable naming them. Besides, it could be libellous.

I came across this thread and felt obliged to give my opinion on the best way to approach starting a letting agency. First of all, Amanda, you say it’s impossible to run an online letting agency. This isn’t true as the need for a high street office to offer a letting service isn’t a must anymore due to the internet and to counter your concerns about having somewhere to meet clients, an online letting agent can meet a landlord/tenant at the rental property in question. If a tenant decides that they want a property following a viewing, the online agent can either meet back at the property to let or simply email the application forms back to the tenant and give instructions on how to pay their deposit via online banking.

There is an online agent called Upad.co.uk who are the largest online letting agent in the UK who manage this perfectly.

It was mentioned by JFAN84 of the business packages. I had a look at both you mentioned Letting Vision and Lettings Opportunity. If you didnt know already, there is another called Letting4success which you could also consider. I only looked in detail at the ones you mentioned though. Its quite interesting. They both make sense to me. Why spend thousands on a franchise when you can set up for such little cost and offer anything that any other agent is offering but without a shop front office. Just work it from home. People buy off people in this industry and that’s why the bigger agents are running scared.

I think they both look pretty good. Letting Vision gives off the better vibe and looks to be more modern in what if offers, which is important for presentation, although Lettings Opportunity seem to have been around longer and has the success stories to back it up, probably because they have been around longer. Having said that, I did look at the two letting agents who offer the packages. Antony and Co (letting vision) are nationally approved and are bigger, appearing on all the portals i.e. Rightmove and Findaproperty etc whereas Soutchourt (lettingsopportunity) do not appear on any of them, so I’m a little confused as this isn’t typical of an agency that’s been around for as long as they claim. This especially as they promote the portal software on the lettings opportunity website. Is it possible they are using Southcourt as just a front to say, look, it worked for us and so it can work for you too? A bit disingenuous if I am right, but if it works it works I guess. I may be completely wrong though. You will have to search the portals yourself as I may not have done enough digging. In any case, they both appear to offer great value and do the same thing, i.e. giving you what you need to get going and giving you support etc. Be assured that the support you will receive is good however and ask for references.

Regarding software, it doesn’t really matter in the beginning stages which software you use, so long as the software primarily caters for letting agents and it does the job you need. I.e. stores your property details and images, landlord and tenant details and accounts for landlords and suppliers money and calculates your fees etc, so you will need to check with these packages which software they offer. As you get bigger, you can look at alternative software solutions if you feel the need. Gemini, cfp and vebra are very good software solutions you should consider.

For people who are starting a letting agency, i think if you have a zero portfolio, your business model should not include the high expense of an office and you should work proactively to bring on new business. i.e. ring around the private ads, ring landlords, ring developers, make your services known. Find a few good landlords and start from there. In a lot of cases landlords will own more than a few properties anyway, so you don’t necessarily need a large client base to make a living out of it. To find tenants in this market is easy. You have all of the free portals at your disposal, pay per lead site options and the main subscription sites for larger agents such as Rightmove and findaproperty. Landlords will use your services if they are inexperienced i.e. first timers, want to save time doing it all themselves if they have a large portfolio or if they live abroad. This is your target market.

You are offering landlords a nothing to lose service at the end of the day, so it shouldn’t be too difficult to be given a chance. you of course need to know what you are doing and ultimately find a good tenant to place in one of your landlord's property.

I know from experience that the larger agents are worried about the increase in new letting agents starting a letting agency. Competition is a good thing!!! You will notice that a lot of agents, especially the bigger ones are trying to scare landlords into not going with newer less experienced agents because they may not be a member of ARLA or NALS. What they don’t say is that when they first started they weren’t accredited either and that even if you are accredited, it doesn’t stop agents being naughty when it comes to clients money, as Martin and Co have recently experienced with NALS. All you need is professional indemnity insurance to protect clients money and if for extra re-assurance, to become members of the property ombudsman which anyone can do.

It annoys me actually, because the agents who preach about regulation, in most cases probably don’t care about a landlord’s well being, but only want the regulation to deter or limit new competition joining a growing market place and taking a slice of their already and potential future market share.

Don’t forget that a lot of the larger agents can’t sell. Before the internet changed the way letting agents source business, it was just about who had the cash to set up a fancy high street office, sit at their desk and wait for business to come through the door and offer the best selection of property. Thanks to the internet, its not who has the most money anymore, it’s who is the best people person and most proactive with clients.

To conclude, it is definitely possible to set up a letting agency online and work from home, and if you feel you have what it takes, give it a go. You have to try in this world to get anywhere. Nothing is going to come to you easy and there are no such things as get rich schemes.

The lettings industry is not regulated .. joining any of the regulatory bodies is optional...This clearly isn't exactly the law so you would need to educate yourself in what you can and can't do in compliance with the law.

To give a really basic example, as an agent you need to be aware of HMO regulations imposed by local council (if you are managing HMOs). You would also need to be aware of the need to have an annual gas check (CP12 certificate) and the list goes on

Change of topic: Has anyone gone from setting up 1 agencies to multiple? I'd been very keen to speak with you and hear your thoughts. How fast you did it? In hindsight what would you do differently? Challenges? Did you go multinational or a few branches dotted around your city ? etc

Hi there,
Can anyone recommend a decent insurer. I am on the cusp of setting up an independent letting agent and have got some clients lined up and waiting already. Obviously I don't want to actually get going until I have insurance, but i don't want to be unnecessarily stuck for premiums. Any ideas?

Dredging up threads from several years ago to try and publicise your 'guide' wont enamour you to many people on this forum. I believe this is the fourth thread so far that you've pasted the same comment to.

In Fact other than ADWORDS this is the NO 1 Google result for "Start A Letting Agency" so will get visitors for sure.
When they DO come to the forum to read them it would be good if they had some recent posts and information on them rather than stuff from years ago which won't reflect well on the forum itself

So you're resurrecting old threads which rank high on Google to spam them with your services is what you're saying. The "recent" information you're referring to just happens to be your "free" booklet which is designed to drive traffic to your website and generate sales.

Anyway I've reported your posts, hopefully some other members will do the same and we can stop this guy spamming even more old threads.

Could you post your guide on to here Alf? Maybe it would help the people searching for this information.

Imagine if everyone did what this guy is doing, resurrecting every high ranking, years old thread in Google he can find purely for his own spammy ends. Forums like these would become unusable.

If people who had relevant, useful information to offer, posted on threads that do appear in Google Search results - regardless of their age - then the people who needed the help would surely get the answers they are searching for.
WINNER - the Google Search Result is accurate
WINNER - the searcher gets the answer they are looking for
WINNER - the forum itself benefits from having more visitors and probably more members.
its only if the information posted is NOT relevant to the thread like the posts from silentjay which that there is any downside at all.
To make this post relevant I say once again if anyone has a question on the subject PLEASE ask it

Unless someone has something new and pertinent to add to a thread, it is the etiquette of this forum not to resurrect old threads. It is one if the pet hates of many of the forum members.

If, say, the op has returned to give an update then that would be fine, but instead of posting in a 2 year old thread it may be better practice to start a new one.

We have a new member, just joined, raising an old thread and promoting their guide.

It may well be that the poster is acting out of entirely altruistic motives, however experience has taught us that in many cases it is not so.

A better strategy would be for the poster to contribute to threads, offering their advice, respond to questions, build up a rapport with forum members and thereby establishing credibility amongst users.

To just arrive on a forum and say, "hey, here's my free report" looks a bit spammy.

I did search the forum for more recent stuff related to starting a letting agency but the links that feature in Google do seem to be the only ones.
My reasoning was simply that if these are the only threads, and if people are visiting these threads, then the best way to help them would be to post in that thread rather than start a new one that they may well not find.
I appreciate that for people who have been on the forum for a long time such as yourself that this may trigger automatic spam alert because of past transgressions by other people. However please be assured this is not my intention and I am more than happy to answer any questions (if I can of course) that hopefully will be posed by people who do find the thread
