Standard Tenancy Agreement & New Tenant Check List

Hello

Does anyone know where I can get a cheap (or free ;)) Standard Tenancy Agreement for our only Buy to Let Property (unfunished)?

Also if you have a check list I could go through for new tenants?
So far I have
2 references each
Copy of Passport
6 weeks Bond
1 month rent in advance

Anything else I should think of?

I am trying to keep it simple.

Go to ww.landlord-forum.co.uk all the info you would ever need about renting your property.

Do not go into managing your property for letting yourself half cocked. It could cost you a very lot of money.

Which could be tenants not paying or courts awarding against you for not protecting the deposit correctly which would also mean you wouldnt be able to evict.

You are about to enter a minefield tread carefully.

Go to http://www.landlordzone.co.uk/agreements.htm and get them to send you the 'tenancy application pack' - this is FREE. Also read the info on checking tenants and use the tenant verify 'residential tenancy application form' (FREE) http://www.tenantverify.co.uk/notices-forms.htm

For the tenancy agreement simply PM me and I'll send you mine. I've been investing for a number of years. Own quite a few and I'm up-to-date with all the happenings in property (well at least the majority of them). So my AST is solid. Also if you every need any advice about tenants, law, DPS etc I'd be more than happy to point you in the right direction.

Are you going to the Property Investor Show next week in London?
