Hi,
currently in the middle of purchasing a property which has spray foam loft insulation.
Ideally it needs to be removed for the mortgage company to release the funds.
Has anyone had this done and can advise on costs? Apparently it's around £35/£40 per sqm for removal?
From the original invoice when the foam was installed the loft is 33 sqm. The situation is the property is currently empty and a relative is selling it on behalf of there elderley releative. The foam was installed by a company which no longer exists.
The options are at this stage 1. The seller pays for the foam to be removed (therefore allowing a mortgage on the property) 2. They looks for a cash buyer (they would therefore have to accept a lot less).
From what i've read it's the sellers responsibility to make the changes as the property is non mortgageable. me as a buyer cannot do the work when it's not in my name.
