I broke my lease using a break clause earlier in the year. I was asked by the managing agents, to stay past the break date and trade in the building, rent free until they had someone else officially lined up, which was only a matter of time (I found the new tenants for them).
However, because of Covid, I was not able to pay rent, and the condition of the breakclause says any outstanding rent has to be paid in in full, in order for the breakclause to have effect. I did not pay any 6 months of rent but were willing to waive the 6 months, if I stayed on the lease until contracts are exchanged (They just wanted someone paying the bills for building), and I believe I'm still on the lease. They are due to exchange contracts any day now, but the agents haven't been keeping me updated on what's happening, and I suspect this will drag out until early next week.
One of the reasons things have been slow was various deconstruction work to take place, and some building repairs to be completed before the handover, and once they were complete, the incoming tenants would exchange contracts.
I don't need to know what they've agreed with the new tenants (which I've made clear), just timescales on what is happening, and what obligations I have left regarding the lease.
As I said, I'm still on the lease (I think), I don't want to be on the hook for the premises, should contracts not be exchanged. Should I be having to chase, and find out what's happening? Or should I just walk away and carry on my life? It's just putting me in limbo.
Once the lease is out of my name, should I get an agreement in place with the landlord, saying that they will not come and see me for outstanding rent?
