I'll add here that no reputable lender will lend - even secured - if they aren't reasonably comfortable that you can make repayments (recovering property as a last resort, not a goal)

A good broker will reflect this by seeking appropriate information before proposing the deal.

If you are at the 'last resort' end of the spectrum, i fear you'll have to take what you're offered.
