Morning all,

I had a protected commercial lease with the term of 10 years. I was served with a section 25 6 months before the end of the 31st March. I didnt file a section 26 as I only found out about it a month ago, I was send a letter but somehow didn’t register what it was. Stupid me! I was also sent an invoice for the 1st apr - 30th June (after the lease ended) this I paid. Also I paid any outstanding balance I owed. I got into arrears after covid - when no were sent out and a rent rise from 6000 - 13500 happened which took ages to agree and back pay. They have currently changed the locks, but are allowing me access to move out. Is there any I can do?

Did the notice say that the landlord would oppose a renewal? If they invoiced you for rent till the end of June it would indicate that they entered into a lew lease, so if the rent is fully paid why have they changed the locks, which would indicate that they'd forfeited the lease?
