If you're acting as an agent for any kind of property deal you do now need to be a member of a redress scheme like https://www.tpos.co.uk/ or https://www.theprs.co.uk/ this only became complsory a little while back (maybe 2 years ago). This is because The Estate Agents Act of 1979 says if you act on behalf of a buyer or a seller in the sourcing or acquisition of property, then you are governed under the Estate Agents Act. To comply with the redress schemes you'll also need public liability insurance. Finally if you're "brokering" deals you'll like collecting storing personal data etc so you'll need to register with https://ico.org.uk. All 3 together should cover your bases (depends on exactly what activities you are doing) but as with anything do your own proper DD. They aren't big hurdles if you are looking to "Broker" deals.
