i would like more info, Im looking to open one... either buy into an existing one or make from an existing build

1- what red tapes involved?

2- what are usual rates?

3- how much does you friend charge to plan one from an exisiting building? Im on the property game, so have a few builds which would be idea in location wise and in size

there is soooooooo many regulation that you wouldnt even think of *no offence* i think you should spend a few weeks training with experts.

I agree with "please help", there is a ton of red tape.
As for rates, that seems to vary from area to area and the type of services, facilities etc that you are going to offer. Perhaps do some market research to see what is already available in your area and if there are gaps in the market. Is there a shortage of beds in your area.
My clients tends to deal with fairly large care homes, how many residents are you looking to have?
