Hello,

I am looking for opinions on property management software. Here is my situation. I have a 48 unit managed by a property manager. The manager provides me with a spread sheet of expenses and income each month. I self manage 8 more units that I own along with about 75 self storage units.

I am looking for a software that would possibly allow me to input my data and the data provided by my property manager all in one place.I went through property management software video that would help me decide but nothing hepled.

My challenge with the property manager is that is hard to get a current snap shot of what is going on at any given moment.

Any thoughts or ideas?

Thanks

Hey Joe, our PM company uses Innago.com. We made the switch from Excel and Quickbooks quite a few years ago.

It's a great solution and will do even more than solve the problems you are trying to fix now. I think it is 100% free to use and comes with a long list of affordable features. Reporting, ACH payments, online maint order tracking, tenant portal, rental advertising, and more. Our staff loves it.

I'm sorry, but I really detest folk that do the above...

Self promotion is one thing, don't get me wrong... but posting with an utter BS attitude towards someone else's needs is disgusting... i.e. you act as though you know a bit about the product as in your post... I quote... "I think it is 100% free to use" when in fact you know exactly the truth because...

1. Your signature states "Property Management is Hard! Take Control with Innago.com"

2. Your profile is all about innago.com

3. your staff love it... that's because it's your sodding product!

@JoeClark

I'm not 100% on whether it's up your street, but a company that uses us for security products uses a programme called Fixflo - they're a property management company based in Manchester and have been using it for a few months now... it allows them to direct people like me, the sub-contractor to using the product, keeping in contact and following up on service calls etc.

As I said, not sure if it's what you're after but certainly worth a look.
