Overseas Property

Does anyone on hear run an overseas property business or relocation service for people moving from or to the UK.

If you do I would love to hear some general feedback on how things are going currently, is business good and are more people buying or selling property abroad at the moment?

Also Uk estate agents, do you get many people who are buying a UK property but are based overseas?

I think this will vary greatly by area. For example I have some property in Dubai, prices fell more than UK in the last 3 years, rentals also fell. But saying that within certain areas rental yields are strong at 9% plus, driven by locality of employment and local amenities for ex pats.

Maybe you could highlight areas on interest?

I am currently looking for overseas property in two different countries. The agents I have been talking to have had a hard time and do not see it getting any better anytime soon. That combined with research has convinced me to lease rather than purchase as there is more chance of downside than upside on values.

Not sure if that helps and I am talking commercial property not residential.

Hi all,

I run a small family run property finding service based in the UK. Most of our properties are in Costa Blanca, Spain though we do have links in Italy, France, Majorca, Tenerife and Cyprus.

Are things quiet, in a word YES, not as quiet as it was, but very few enquiries from the UK, mainly Europe and many of those are looking for long term rentals or something for nothing.

If you are interested in any of these countries, then do give me a call.

I'm selling a business property in Latvia.....It's not shifting. I get a few inquiries but as soon as we start talking money they go quiet. I am not sure if this is because of the World property market or just the relatively amateur way in which I'm trying to sell it.

Hi,

Latvia is just one of those Countries, they have that mindset that if they show interest then they don't always have the way withall to make the final move. Plus they also play the game of coming back some time down the road with a very low price and hope to make a killing as you get desperate.

Just keep going.

Hi Barnie,

I agree with you that the market will improve in the short term, but I do think it will not change much in the next 12 months. With Spain, there are many regions which have not been hit the same way as the Costa Blanca South an area which has many properties for sale and even more not finished because the builder has gone belly up. I have a small complex of 60 apartments which has 30 which have not sold and the builder has now gone bust. The Banks have taken over and are trying to sell them cheap just to get rid of them. This has had an influance on the price others are getting for their property.

One good thing that is good for the buyer is that it is a BUYERS market. The listed price is there to give you a rough idea of what the seller would LIKE for it, so I am seeing people looking as the price as a guide for a listing method, so you then look at something you fancy, then go and see it and make an offer, I have seen an odd one going for 20% less than listed.

Other Countries such as Italy and Cyprus have not been affected in the same way wit prices dropping only slightly as there is not as much property available.
