Office Space in Portsmouth

Just wondering if anyone had any ideas on office space in Portsmouth (or a room they were willing to rent out cheaply). The cheapest I've found is in Cosham (£45pw) which I'm going to look in to, but I thought I'd put it out here.

Initially at least, most of the time I'll be needing the space is at weekends or evenings.

Any suggestions?
