Maintenance Software

I have not long started a job maintaining an office block, ie: heating, lights, etc. I have to do weekly, monthy, etc checks and have used excel to plan out these checks for the next 12 months, I have been looking for software that could help me cut down on all this paperwork and I think it is mainly called CMMS software.

I don't need asset control, just need to plan my schedules for about 200 items.

I have searched the net and the cheapest I have found is £250, apart from some free ones that are more for use out of the uk.

Has anyone used this software that could give me some advise as I would have to purchase this myself.

amphis software

have a play around with the free trial of Amphis Customer - see link below. you could create recurring appointments for the checks you need to carry out. its customizable so instead of customer records you could use it for item records. price is £89 on Amazon for a single user. if you need help customizing it to be less customer-oriented just contact Amphis Support and they will be happy to help. it's used for everything from cake shops to plumbing & heating engineers to pet shops and funeral directors.

It is used by JD Wetherspoon, Thorntons, William Hill, Next etc. for managing and reporting on all types of testing, inspections, servicing etc. It is adaptable to suit any property portfolio and is cloud hosted so there is no software to download - it's all web based on a secure https portal. The Utimate Manager package will allow you to run maintenance projects too. Cost are about £59 a month for a portfolio of your size.
