London e-commerce location

Currently, I’m living in Hackney Wick “live and work” warehouse space.

Unfortunately, its not ideal for e-commerce. Stuff is not secured and has to be hide when other inhabitants want to have a party.

I was thinking that places around London might be much more affordable and e-commerce friendly.

Since I’m living in the UK for just over 1 year, then I don’t really know neighbourhoods.

Can you advise me where should I look for a place around London?

Maybe a house with garage or warehouse where you can live in on a mezzanine level.

My advice would be, if your business model has no other advantages of a being located in a specific place, such as London. Such as your supplier is around the corner.

Then I would most probably relocate to an area that is cheaper, but of course still secure. If your business is online only then the beauty is that you could be located anywhere, depending on the size of items and couriers required.

Do you have an idea of what size space you require? If you can work from a garage, and not likely to scale the business overnight then I would think working from home with a garage would be idea, you have less monthly commitments, less travel expenses and in busy periods it would make it easier for you to work late shifts.

I live in London - I run my business out of a residential address...this is because everything in London is excessively off the scale expensive. In your shoes, I'd either move out of London (I can't - family/schooling etc) *or* I'd look at trying to rent somewhere that you live & can also store your stock securely ...the upside of this is that commute is fantastically short!
