Looking for some advice on how to market my letting agency.

1 - at the moment I am only targeting my local area and surrounding villages about a 10 mile radius, is there a benefit of going door to door posting flyers? Or is this a waste of time and should just advertise in property section of local paper and posters in shops and pubs etc?

2 there are 5/6 main roads that every one has to pass through to get in or out, have been thinking about getting some boards made up and putting them up on the grass verges, good idea ? What info should I include ? Thinking just company logo and website, and maybe no let no fee?

3 I currently have no properties up and on the site, during my opening week I picked up 2 properties via recommendations of friends on Facebook and they went quite quick, before doing a bigger advertising campaign should I try get at least one property on the listings to show potential landlords that I have other landlords?

4 there are a lot of private landlords in the paper, what do you think is the best way of approaching these to try and get them to list with me? Offer them a discount? Totally free?

What you guys think? Any help much appreciated, thank you

Folks purchase off folks. Its the same the wold over. If you think that you have got a great product and therefore the business arrange stacks up select it. Dont sit here a year from now thinking that 'it might are me' this is not a dress rehearsal.

I dont think anyone sits around thinking 'it might are me', unless there is something wrong with them. :D

1. Try it then you'll know. I'd model my ads after more established agencies. Feel free to plagiarize ads and modify them :D


2. "Need To Sell Your Home ? Call 0200000000" "Sell Your House in A Week Call 0200000000" Try any other creative variation of that sign copy. Ensure the number goes to a Voicemail recording if you aren't available to pickup

4. Send a letter/direct mail package with reasons they should list with you....Then phone then door to door...Totally free and you would starve...Find some other benefits of listing with you


There is always for sale by owner websites and maybe even homeowners facing foreclosure but that's a very risky strategy . Hope that helps, I got a few questions about setting up a letting agency ...do you mind if I PM you ?

I have been told mixed review on leaflet drops for letting agents. Im about to do a leaflet campaign myself over next few weeks for new letting business. I guess the only downside is that by doing a leaflet drop for letting is that not all letterboxes are potential customers.

I guess its a case of getting as much exposure as you can.

Ive been told putting boards up outside the properties you have let is a must!!

Ive also read a couple of posts that also says drive around your area and where you see blocks of flats with to let boards outside, just stick one of your boards outside for exposure.

Hi there,
From my experience of marketing to landlords the most cost effective approach today is to focus on SEO as your shop window. I cant see a link to your website so I can not give you any feedback. (feel free to pm me the address if you do not want to make it public)

This way you can really tailor your offering to landlords looking for different services. If you are not to techy I would look at hiring some SEO agency to do the hard work for you. It might end up costing you a couple of hundred pounds per month over a few months but its well worth it.

Think of it this way most people search for what they are looking for today in a search engine rather than open the yellow pages. With regards to Flyers how many that come in your door every day do you read?

You could also look at doing a Google Adwords campaign. Its fairly simple to set up and you can select what your budget is on a daily basis. So start small and learn as you go would be my suggestion.

I would be happy to answer any other questions on the topic though ;-)
