Hi.
I would love some advice.
We handed the keys back to our old office a week ago. The landlord has done a check and highlighted some issues that need repairing, most of which are fair. They say they will get back to us once the they rectified the issues and have not responded to 2 emails I have sent. I've had nothing since Tuesday and now its Friday.
Biggest issues is a smell. We were allowed to take our dog to the office and the contract said "at the end of the Term the carpets in the Premise are to be commercially deep cleaned or replaced to the Landlord's satisfaction so that there is no residual dog odour."
We have disputed that there is a smell. The carpets were cleaned by a professional cleaner with odour eliminating carpet cleaner. She is willing to put in writing there is no smell. 2 electricians from a reputable company will also put in writing they noticed no odour and they were at the premise for 2+ hours. The painter (and her Mum who helped out) both say there was no odour and the Mum did not even know there had been a dog there. Finally the agent has sent me a text saying she did not notice an odour when she has visited and I assume neither did the person who was viewing as they are probably going to rent the office). She does not want to get involved but to me it is just more proof there is no smell.
Our landlands are not responding and said they will get their cleaners to try cleaning and if not replace all the carpets. The dog was only ever upstairs so the downstairs rooms cannot need replacing. They have not responded when I asked where the odour was.
All I really want is for them to respond so we can discuss it. I am concerned about the wording on the contract "to the landlord's satisfaction", does this mean that a judge would not take in to consideration the efforts we made to clean the carpets and the accounts of people who have also been in the premise who say there is no odour. If the landlord is not satisfied is that the end of it?
I have emailed twice asking for them to discuss and I am considering sending a recorded delivery letter asking for help. I feel they are not responding in good time.
