Insurance Advice - complicated !

Following on from my previous thread, "Sole Trader branching out" (sorry can't include a link, but it's in the "Startup Clinic") , I am also after advice about insurance.

In brief, the situation is that I am self-employed & working from home. I have the opportunity to share a studio (above a currently empty shop) with an art teacher. I will be teaching sewing classes (my business is sewing-related) and she will be teaching art classes, both of us will be teaching there part-time. The building owner is keen for us to find other creative teachers to teach workshops/ courses, either as one-offs or short courses.

With regards for Public Liability, Product Liability, contents-away-from-home (when I'm teaching away from home), it's simple enough. I can get cover for teaching any classes in the venue that I will be renting with an art teacher (she is able to sort her own insurance too). So, that all seems quite straightforward.

Our question is: what happens if a visiting art teacher holds classes in the venue, with regards to insurance ? We would have to ensure that they have their own insurance, but is there anything that myself and the art teacher might be liable for, when it comes to classes not taught by ourselves ? We are responsible for organising teachers for the studio and for paying the rent to the building owner.

The building owner has suggested that the other teacher and myself take out a joint insurance for teaching in the venue. But it all gets a bit complicated and we would much prefer to have our own individual insurance policies. Speaking to insurance brokers on the phone hasn't answered all our questions. The other teacher and myself really would appreciate advice on the type of insurance we need. We are quite out of our depth with this side of things (so please be nice to us). Thank you !

Hi Henny Penny, I have just replied on your other thread, and thought i would try and help out with this as well.

The property owner would have to have an insurance policy in place to cover their liability for if their was any negligence from the property side of things.
You and the other teacher should get try to get individual policies to ensure that you are protecting your interests and not paying for anything else.
Any visiting teachers would need their own insurance in place to protect them. Your insurance would protect against any negligence caused by you and theirs would cover any of their negligence.

The best thing I can suggest would be to find a local insurance broker where both you and the other teacher can book an appointment to go in and ask questions. They will be able to find the right policies for you as they will have a lot more specialist knowledge.
I have recently joined an insurance brokerage but am still in the early stages so would suggest you find one local to yourself to discuss it with.
