How to make money from empty space?

Hi All,

My company is about to move office, and we are currently looking at properties and have found one with a great potential for us to expand into.

The building is a warehouse downstairs, and office upstairs, each floor being ~120sqm.

So, the problem is, it's a bit above our budget (by a few hundred £/month), however, for the next year at least, we really don't need the ground floor, which has it's own access and vehicle entry for vans.

It would be great if we could come up with a few creative ideas on how we could make a few hundred £ a month from this space, until we grow into it.

The obvious route is to completely sublet it, but we may want a more temporary solution. Other ideas we've considered are renting it out as a photo studio to photographers, private parking, etc.

Are there any websites that I could use. Air BnB for warehouses??

Any ideas on how we could subsidise the rent with this space would be greatly appreciated.

Hi Steve,

Where abouts are you based? I've just joined this forum as I am in a bit of a unique situation and thought that I might get some help or advice here.

Basically my business revolves around Industrial Work at Height training but the margins are quite small. The problem that I've come across is that in order to find a location with suitable height (7m min), the floor area is large (with correspondingly large rent) and that puts it into the unvaible box.

The solution seems to be to lease a part of someone elses space and hence my original query. I'm looking at the Leeds area.

    Hi Steve,
    Subsequent to my last post I re-read the thread and speed tgat you are Reading based.

    Anyone out there in the Leeds area that has any warehouse space they'd be able to lease out? I'm still looking.

    At the moment it is very difficult to find large storage space in the South East and the big cities . It is due to us leaving the EU I am told !
