I own (long leasehold) via a SIPP the commercial building from which my business operates.
The lease between the SIPP and the expired some 5 years ago and I am now seeking to renew. The solicitor recommended by my SIPP has quoted £950 for the renewal which I have accepted.
However, as the renewal lease will need to be registered at the Land Registry, the solicitor has now advised that it is preferable for the previous (expired) lease to be removed, otherwise the Land Registry will register both leases as concurrent leases. The solicitor has quotes a fee to take this action which is an additional 33% of the renewal fee which seems exorbitant to me.
I don't like such add-ons and would prefer to pay someone else to help me get the expired lease removed. Maybe all I need is someone to guide me through the submission of an AP1?
Can anyone out there help me with this for a fee?
