General tips on renewing commercial premises lease

We lease a 300 sqm warehouse and office from a very big multinational investment firm. Our five year lease comes to an end in October and we will be looking to renew.
I've never done this before so was looking for any tips, experience or advice on how it's normally done? I'm happy with the same lease conditions but do people normally renegotiate, ask for repairs/upgrades, does it turn into a rolling contract etc? For example, I'd like the toilets refitted and double glazing replaced. An identical unit next door has sat empty for 2 years so I think I'm in a good position.
Any advice or general tips are very welcome!
