Finding commercial property

Hi

As you may have guessed, it does depend on what the property is for. Is it a shop, an office or other.

What is difficult to decide initially is whether you actually need premises. Or more to the point, would the fact you have premises generate significantly more income?

Let us assume that you need premises full stop. Word of mouth is the best place to start. Think of it this way, let us say you owned a property to let. You would want to be pretty sure that the property would be letted out to someone of good character and all the rest. Therefore is they hear that a friend of theirs is looking for a place to set up, they are more likely to offer a good deal.

But the main benefit to this is not to get yourself tied into a 3 year plus lease that could leave you out of pocket if the business goes pear-shaped.

Again stating the obvious, have a figure that you know you can afford, and stick to it. Make sure it includes rent, rates, utilities, insurance, vat the works. I have heard people say, "Oh I got an offer an office on a three year lease at £6,000 per annum and it is really nice...". Then I asked about rates, utilities and was VAT included. Long story short, he was looking at paying £12,000 a year. In effect the landlord wanted to make it sound as cheap as possible, not mentioning rates etc, and he was caught up so much in the "romantic idea" of having a property, they nearly committed to a £36,000 expense.

So again, ask yourself why do I need the property?

But the main message is to work out how much you are willing to pay, how you came to this figure, and your reasons for wanting the property.

It could well be that you don't need it at this point, or that you don't need anything fancy and therefore (if it is an office) there might be someone who already has office space and is looking to sublet out one room for a cheap rate, no minimum lease, just to help them pay their own expenses.

Sorry this is not a definite answer as such, but hopefully has allowed you to examine your options.

All the best

Hi,
I have just launched a website novaloca.com for anyone looking for commercial property.
If you are looking to buy or lease, Office, industrial, Retail, leisure, land or any kind of commercial property then we need you to visit us!

Since launching in Sept 07 to Agents we already have over 7000 properties listed by more than 100 Agencies and it is showing no signs of slowing down.

Most Businesses find it astonishing that the commercial property market has lagged so far behind the residential market in terms of Free & Easy access to online information without having to register e.g. Rightmove, but no one has managed it comprehensively yet in the commercial sector.

One of the reasons for our success so far is that we have encouraged agents to upload as much information as they like; pictures, brochures, links, virtual tours etc. and we have included the latest mapping software and imagery which lets you view high resolution 45 degree angle aerial photography to really get a feel for the building and it’s neighbourhood. One of the sites best features is being able to carrying out full searches from within the maps, this allows you to instantly find property, and view their details, in any location.

Have fun with NovaLova

Whether or not you want new premises, we have found the mapping and imagery fun to play around with; view your house, town centre, industrial estate etc. Just type in the post code you want, tick ‘show results on a map, click on ‘find properties’ and have fun! If you search in any sizable town or city the fantastic ‘birds eye views’ option will come up, try it! I find it very useful when I am going on appointments to somewhere new, I can find out what the building looks like, how near the train station or car parks are etc, and its all free to use!

I hope you enjoy the site but most importantly that it proves to be the best place for you to find that elusive commercial property.

I welcome any feedback you have on the site.

Thanks,
Miranda, MD, Novaloca.com

At the moment as we are launching novaloca.com we are offering free listing until the end of the month. All properties listed before the end of the month will stay on the site for free until let or sold. You will be able to load as much info, pictures, virtual tours, pdfs etc. as you like.
You will only have to pay for new listings from 1st Feb on. The cost will then be £50 per listing.
Thanks for your interest.
