As you may have guessed, it does depend on what the property is for. Is it a shop, an office or other.
What is difficult to decide initially is whether you actually need premises. Or more to the point, would the fact you have premises generate significantly more income?
Let us assume that you need premises full stop. Word of mouth is the best place to start. Think of it this way, let us say you owned a property to let. You would want to be pretty sure that the property would be letted out to someone of good character and all the rest. Therefore is they hear that a friend of theirs is looking for a place to set up, they are more likely to offer a good deal.
But the main benefit to this is not to get yourself tied into a 3 year plus lease that could leave you out of pocket if the business goes pear-shaped.
Again stating the obvious, have a figure that you know you can afford, and stick to it. Make sure it includes rent, rates, utilities, insurance, vat the works. I have heard people say, "Oh I got an offer an office on a three year lease at £6,000 per annum and it is really nice...". Then I asked about rates, utilities and was VAT included. Long story short, he was looking at paying £12,000 a year. In effect the landlord wanted to make it sound as cheap as possible, not mentioning rates etc, and he was caught up so much in the "romantic idea" of having a property, they nearly committed to a £36,000 expense.
So again, ask yourself why do I need the property?
But the main message is to work out how much you are willing to pay, how you came to this figure, and your reasons for wanting the property.
It could well be that you don't need it at this point, or that you don't need anything fancy and therefore (if it is an office) there might be someone who already has office space and is looking to sublet out one room for a cheap rate, no minimum lease, just to help them pay their own expenses.
Sorry this is not a definite answer as such, but hopefully has allowed you to examine your options.
