Electricity Bills from Landlords of Commercial Properties

Hi all

Could anyone advise on the legal requirements for landlords of commercial properties, when issuing electricity bills to tenants?

Despite repeated requests for a breakdown of the units of electricity we use, all we receive is a quarterly invoice for our rent, sometimes with an amount added for electricity. There are no details regarding the cost per unit for the electricity, or how much we have used.

His response is to 'brush off' any requests we make, saying that no-one else in the business centre has complained.

At one point, he issued no electricity bills for 14 months, then hit us with a bill for over £3,000.00.

If anyone has advice they could offer, it would be greatly appreciated.

I believe the most he can back-date is 12 months

Do you have any idea if he should be issuing more detailed bills, or where we can go for information regarding his duties/our rights?

If the meter is on your premises you should be able to check it yourself?

Does your lease from the landlord include any reference to the supply of utilities?

We don't have a lease. We have been in the unit for over a year and still not been issued with one. We are part of a large business centre, comprising of 40 individual units. The landlord is very lax in his approach to running everything!

Hi Ethical PR. We can keep an eye onusage from the meter, but have no idea how many units we are being charged for, or the cost per unit.

Have you asked the Electricity company he uses for business rates. This should help you calculate.

Without knowing the mpan or at least type of meter and when the contract was agreed this isn't really going to help, rates have moved a lot in the last few years.
