I've been given a list of dilapidations amounting to nearly 2k nearing the end of my lease. Its a joke.
The surveyor which landlord advised, came and had a good snoop around.
Making a lost of little things like painting 2 coat emulsion for 600.00 on walls.

I dont agree to the repairs they have stated. I will let them now. Is there anything I can do, as I just dont agree to the 2k amount.

The landlord have chosen their own surveyor whose charging me like 700.00 for a 20 min job she came to do and preparing report. SUrely I would have thought the landlord would pay that, as he's chosen his own surveyor. I dont see why Im being billed for the surveyor too??.

Am I just being ripped off completely?
I've got the photos of the property before I took over and it was such a state, but now it's in so much of a better condition and maintained. It didnt even have carpet in, but now it does and looks nice, but yet I feel that the landlord is trying to get every penny out of me.

Is there anything I can do legally to oppose this 2k, as i believe its way over. Am I in any position to do anything?

Advice would be appreciated.
Thanks

Go get the original lease and read it. It should have paragraphs within it regarding delapidations and whether you can challenge them or whether you can get alternative quotes. It should also say whether you have to pay for the landlords surveyor.

If there are no get out clauses, or any way to do the work yourself, or anything that allows you to challenge the landlord over this then go see your original solicitor and suggest he pays the 2k or sort it out.

A full repairing lease should say what the condition the property should be in at the end. It is unusual to accept a lease that requires the property to be better. It is not unusual for he lease to START out that way, a good solicitor should have had that removed or at the very least warned you of the probable consequences before you signed.

Be grateful it's just 2k being extracted. It could have been more.
