Today im going to scour the internet and the yellow pages in search of a commerical mortgage, any recommendations or tips would be appreciated!!

Speak with a financial advisor if possible because they all vary and interest is generally higher than a residential mortgage.

Always check for any hidden costs and brokerage fees

We got a commercial mortgage a couple of years ago and it was very simple. The company based the mortgage on the value of the property, not the potential business. Therefore no business plans needed.

I think they went to 80/85% on a self cert basis.

Loan To Values vary according to what you are seeking a mortgage for. "Buy To Let" mortgages can certainly be done at 85% LTV.

There are many options out there for you Sumodaz, but the best bet is to use an independent who can access the market for you as commercial mortgages can be a slightly trickier affair than getting a bog standard residential mortgage.
