Commercial Lease Query

Hi all

I currently am leasing a shop, and reopened my business on the 12th April after the covid19 restrictions. A month later, the landlord who lives above the shop - had a burst water pipe under their floor, of which was going for a good hour or so. The whole shop was flooded, with damage to the ceiling, walls and floor.
To date, the landlord has been slow in getting things done. I had people come in to quote for the work in order to try and help move things along with them and their insurance, to which I was criticised for doing so (even though they have ended up using the company I had come in!). My landlord also tried to push me to claim the floor from my insurance, even though all the damage occurred due to the leak from their property. I pushed back and they've since accepted, however they're making things very difficult (getting their house renovated off of the back of the insurance claim - even though there was no damage to their property apart from the floor of the bedroom above), and every week that goes by I'm losing my clientele and all the appointments I had booked in. I've now been shut for 4 weeks and I will have no business left by the time the shop is ready for reopening, as my clients have now gone elsewhere (hair salon).
I have a break clause to give 6 months notice as of September, but due to the damage to my business from this water leak - I will have no business to continue with. I also didn't have loss of earnings on my insurance, however I have tried to pursue them and they have declined to pay.
I have spoken with solicitors, but the cost of instructing a solicitor without knowing for sure whether the outcome will be a positive one - will only make my financial situation worse.
Does anyone have any advice?
