Hi,

I am new to business and in the process of opening a cafe, it is inder a lease. Could you please help with what insurance I will need and if any are usually covered by the landlord?

The buildings insurance is covered by the landlord usuall and re charged to you in addition to the lease.

The only insurance you will legally need is employers liability insurance IF you are employing anybody.

The easiest and cheapest was for you to get this would be buy a shop insurance package policy which will include this and the other lines of cover generally needed to run a small retail business.

Your local insurance broker will be able to guide you through this process but generally they start at a couple of hundred pounds.

A shop package is the best which includes all the covers you need. You do need liability insurance as if someone sues your business, you have to pay the legal costs. Regardless of the outcome, without insurance, it could spell the end of your business.
