Business address and insurance

Hi, I am going to start a limited company and I have a few questions regarding business address and insurance.
1. I live in a flat bought by my husband, and as we are not the land owner, I don't know whether I can use this address as my registered office address and also business trading address. I am not going to run a business with customers visiting my flat, although I will have some products stored at home.
2. I read some threads here, and I know I can use a virtual office address for about £40 a year but it is not a trading address. I have searched locally for a virtual office address which can also be used as a business trading address. It costs over £300 a year and I couldn't afford this at the moment.
3. If I can use my home address to register the company and also use it as a trading address, would this affect my home insurance? Any other insurance I need to get?
4. If I cannot use my home address, but I work from home, does this affect the home insurance?

1. Check for any restrictions in the deeds of the property.
2. Couldn't see a question.
3. You should inform your home insurance provider if you are working from home, some may charge extra, others won't. You will need employers liability cover if you employ anyone and it is generally a good idea to have public liability cover.

Thank you for your reply.
1. I cannot run business according to the deeds. However, before we bought the flat, I did ask the solicitor, and he said most of the deeds say so. All the deeds were written long time ago and at that time no internet such thing and people cannot work from home as we do now. He said it is ok to run the business. I am still a bit worried about this.
2. I couldn't afford £300 a year for a virtual address also used as trading address. Is there any other solution for this?

It says:
To use the demised premises only as a private residence in the occupation of a single household, and in particular not to carry on or permit or suffer to be carried on in or on the demised premises any trade business or profession.

This was written in 1991.

The most they can do if they find out, is ask you to stop. People are unlikely to find out. The deeds for our cul de sac say no commercial vans allowed to be parked up but we have one and our neighbours have them, including a BT van. Doing a bit of admin at home isn't actually running a business from the home. It's merely an administrative address. If you do get stuck, our service costs £95 a year plus postage and can be used for registered office and trading address for that price.
