Any Cubecart V4 experts out there?

I am trying to put a downloadable file onto my cubecart shopping site but I'm have trouble getting the Root Path correct so that it can be picked up from the link emailed to clients. It is currently in directory: /home/virtua92/downloads.

My control panel tells me to use the following for digital downloads:
HTTP Path: http://www.example.com/store/downloads/download.exe
Server Root Path: /usr/local/vhosts/www.domain.com/downloads/download.exe (Recommended!)

I have tried:
http://www.virtualbusinessinabox.co.uk/downloads/Dream_or_Reality.pdf
but I get an error message "The requested URL /downloads/Dream_or_Reality.pdf was not found on this server." Or "Oops this link is broken"

Or

Server Root Path: /usr/local/vhosts/www.domain.com/downloads/download.exe (Recommended!)
and I have tried:
/usr/local/vhost/www.virtualbusinessinabox.co.uk/downloads/Dreams_or_Reality.pdf
This time the error message is: "There was an error dowloading the file. Please contact a member of support for help."

I'm slowly going mad!! Anyone able to help a dizzy blonde get this right??

It looks like CPanel hosting.

Have you tried
/home/virtua92/downloads/file.pdf

otherwise when you log in via FTP do you have a public_html folder in which case try

/home/virtua92/public_html/downloads/file.pdf
