Contractor shouldn’t pay %20 as merchant can reverse the vat charges
Also I could be non vat registered
But the question is how to educate the merchant to agree whilst it’s clear on HMRC website

Based on section 7.6 HMRC guidelines , developers are meant to get vat reduced to %5 on commercial to residential conversions…
You need to present notice 708 etc… to the merchant .
How the hell you get the merchant to understand the HMRC legislation to agree on supplying the building...

It consists of 4 business ( barber / hot food / phone repair / hot food again ) and 2 of the shop comes with flat and all together is around 2500 sqf ( rough guess )

They normally invoice the company with current address ( not refering to the building )
I hope this won’t be illegal
My take would be since the company pay for one of its building then it shouldn’t be an issue with vat man just in case
