    See, that is what I thought but when I went to add our 6 year old flood claim this was the heading on the next page... You only need to tell us about claims that have happened within the last 5 years

    I am not sure if they are asking for details of a flood claim ever made, or in the last 5 years..what do you think? Have you ever sustained a loss caused by flooding and have you had any other losses or claims at this or any previous premises during the last five years?

    Thanks for the input, from what I can gather it WOULD be an hmo if it was their main residence but it wouldn't be, and it wouldn't be a B&B as I wouldn't live there.. Guess I will have to wait and call the local council on Monday. Edited to add, I wonder what the definition of a migrant...

    Can anyone help, I have looked at definitions but am not sure... If a 3 storey house is rented by the week to 3 workmen that only live there 5 days and go home at weekends is it an hmo?

    I have had no problems but for the last 2 weeks I have received renewal notice emails every day. I renewed 10 days ago and have the Paypal confirmation but still the emails keep coming, I have emailed and had no reply and the phone number doesn't connect :mad: Any ideas?

    Thanks for the link VM, will have a peruse. As for certs etc I have what I need and would work with EHO to make sure trailer was top notch. As for why they haven't got anything atm, as I said they did have but she was rubbish and I recon with 1000 people to take care of they just don't need...
