The 'best solution' is to evict the tenant under a Section 21 Notice as Possession is guaranteed as it is 'mandatory'. Judges have no scope to allow the tenancy to continue.
A Section 8 Notice being generally 'Discretionary' (on the Judge)gives you no certainty of Possession.

Your main problem is that you are not resident in the UK, and using either a Section 21 Notice or a Section 8 Notice generally involve a 'Hearing' at the Court. You can overcome this by using a Solicitor to represent you...
I suggest you ask a good accountant. With the upcoming change to tax treatment of 'dividend' payments by a Ltd Company to share holders, are there any tax advantages to you in forming a LLP and receiving income/payments from the LLP.??? Only a tax specialist can advise you.
Another approach would be to ask the freeholder how much they wanted for the property considering there is a lease on it until 2056 at virtually a peppercorn rate.

Your deposits are not large to justify the cost of collection. Presume your bank is somewhere close by in any event.
I know of a business that gives a discount for payment (card payment) when ordering in person, so that card payments can be taken straight away.

We've got the space, so we have very large stacking plastic boxes. We put the receipts/invoices/docs in those and just stack them. At the end of 7+ years we get rid of everything we don't need. So we have a constant 7 year amount of back up docs available should the necessity arise...
