Credit check and address of client?

Hi, we usually deal with fellow companies. Recently we've been getting a lot of private clients.
We're unable to check individuals with our current credit checks (creditfocus).

We wish to check:

  1. That they actually own or mortgaged on the property that we are doing the work (and not a renting tenant that wishes to develop their property unlawfully).
  2. Their personal credit rating.
Any input welcomed and appreciated.

I hope you're well. With regards to getting credit checks on private individuals as I recall from the last time I had to this which was a while ago, you need to be registered for data protection. This link should be useful to you:

However you can undertake a CCJ (County Court Judgment) check on a private individual without needing their prior permission or data protection registration and this is in my view the most critical thing to look out for credit worthiness of private individuals. I've attached a link below:

As for land registry searches, this is easy enough:

http://www.landregistry.gov.uk/

Last time I did this it cost a couple of quid per search - not sure of exact cost now, it's a few years ago that I needed to do this.
