VAT register or not

As a land sale and property developer in Bulgaria - do I register for VAT or not. I know it sounds like I should have already sorted this out, but its not for lack of trying. I have rung various places, as has my accountant, but we don't get a straight answer. I wondered if anyone out there was in a similar situation and could shed some light.

Maybe I'm missing something here but Bulgaria's not part of the EU for VAT purposes so why would a Bulgarian business register for VAT?

Unless you have started to trade here in the UK you will not be able to register to VAT.

Does that mean that when Bulgaria joins EU (predicted next year) I will have to be VAT registered?

Yes and subject to meeting the VAT threshold.
