Premises for electronic repair business

Hi there!

I'm working on fixing some specialised equipment and my wife would like to reclaim the living room. I need to find a small office or a light industrial workshop to rent but I'm struggling to find the right spot.

Perhaps I'm not searching correctly? I need a secure place where I can do work like micro soldering, assembling small parts, and cleaning – probably similar to what you'd see in a phone repair shop.

When I've asked about office spaces and mentioned soldering, I've been told they're not suitable. Sometimes, I don't get a reply at all.

Light industrial spaces are usually too big for me and cost a lot.

I'm looking for a small area, around 300 square feet, with a sink and toilet. A kitchenette would be a bonus. I'd prefer it to be outside the busy town centre so it's easy to drive to and has parking.

Does anyone know the best way to find a place like this in South London?

try asking the local FE College or university - they often have small labs to rent, if you are soldering then landlords likely think you ought to have proper fume extraction which is why you are having issues with general space.

Alternatively speak to your local larger phone repair place and see if you can use some of their space

    Perhaps do the soldering at home or don't mention it if it won't be that often.
