Business Rates Revaluation

So, what wasn’t mentioned in today’s budget announcement is that the new business rates valuations have also been released today.

Our rateable value will increase by £6.5k in April meaning a potential business rates increase of £3,250 (not allowing for any transitional relief or SBB relief).

We were already talking about looking for a cheaper premises but this might be the final mail in the coffin for a lot of businesses.

    I think it's going to hit a lot of businesses extremely hard and pretty sure it's going to tip a lot over the edge.

    Out of interest I was only looking on Right Move this morning, Braintree area plus 10 miles for industrial and storage units I couldn't believe the rents that are being asked. There is nothing "cheap" on there other than a broken down chicken shed on a farmers field.

    What with the high rents and business rates I wonder how any start up can afford to actually start these days. Added to this all the other on costs for a lot out there its going to be pretty grim I would have thought.

    My 2026 valuation has jumped from £11,950 to £19,000. It was last assessed in December 2023.

    It's a waste of time trying to talk to the council about it because they don't know anything until the letters go out in February/March. The council told me to contact the VOA which I did and they said unless it is a physical error such as a wrong measurement or description then it can't be challenged until April 2026.

    Everyone who reads this should register online and take a look at their 2026 valuation then post it up here so we can get a clear indication of what it going on. IMHO something is not right because a 61% increase is enough to finish a lot of businesses off.
