    Landlords rent demand

Good afternoon, back in Jan i gave my landlord 3 months notice to leave my business premises as per my tennancy agreement. During Feb he asked for the keys back as he has new buyers taking out a 20 year lease. I was told the arrangement was the buyers would pay the outstanding rent for Jan and...

    Payment Of Rent

The tennancy agreement doesn't mention the LTA 1954. I know what you mean as at my previous premises i was given a form that meant i chose to opt out but on this one there is nothing. All the keys were given back on a permanent basis at the landlords request. Thanks for your help.

    Payment Of Rent

Hi Steve, we only have a copy of the written notice. The landlord wouldn't put anything in writing in terms of the arrangement he made with the new tennant. The 3 month period isn't up yet we vacated after 1.5 months at the request of the landlord.

I have heard of spud u like but i have no idea of their profit/loss etc and that is a franchise which isn't something i have knowledge of therefore couldn't comment. I wasn't saying it was a bad idea at all - on a previous post you said you hadn't done any research so thought a bit of input in...

Jacket potato shop use class A1 or A3?

Please don't think i'm raining on your parade as i've never sold jackets only. At my previous cafe we sold a mix, sarnies, toasties, scampi, lasagne, jackets etc, etc. We done on average 50 covers in the 12-2pm window and approx 6% of sales were jackets. Not a lot. They are really cheap to...

    Buying Going Concern / Goodwill

An update as requested! I spoke to the landlord today who said that the tennant left 3wks ago (he thought i knew what was going on) but has paid rent up to date. He thinks if i pull out of the deal the tennant will hand back the keys and then he's quite happy to do a deal with me. The agent...

    Buying Going Concern / Goodwill

I think my other massive hurdle in the negotiating is the fact that an agent is dealing with it and i'm guessing that the less it sells for the less commission he gets? Never sold anything through an agent so not sure if they get a percentage or flat fee?

Thank you both for your replies. In response to Batra Ventures reply the total is 31k with 22k being fixture and fittings and 9k being goodwill. Stock is included in the price and there is no value in the lease as the vendor didn't have one therefore i am taking a new lease (at his...
