    Thanks for your replies. I asked to see the lease, and the agent supplied me with it. I've decided the lease cost, plus all the other start up costs will be too high for my first business. I'm going to keep looking for something a bit smaller.

    I know nothing about this business but... It sounds like you don't have your own website? If so I think that would be a first priority. Use all your other marketing to direct people to your site. I guess it is the sort of business that grows slowly on word of mouth too.
