Working from home is perfectly legit and does not require a commercial change of use so long as the business element is no more than 40% of the building (i think!).
Therefore a home office is fine. You can also 'claim' running costs eg elec, phone, heating in your company accounts.

Lease details (FRI, IRI, type, etc)
Strength of covenant
Age and type of construction
Micro and macro economic factors
There is more to it than 'so what are they worth?'
