Do you still have to pay business rates if the shop has ceased trading but was still empty until the whole building was sold .
The shop was attached to a residential property which has now been sold .
Since the change of the categories from A class etc is planning approval necessary for change of use from A2 licenced betting office to a wine bar which both seem to be the category Sui generis now ?

I am in the process of buying a leasehold flat and on the estate agents particulars it said 150 year lease comm 2006
So 132 years left
But on the actual lease details it says 125 year lease comm 2008 so only 109 years left
What is your opinion on this as it’s now 23 years less than I was...
I am renting out my shop to a new tenant who wants a 15 year lease and has agreed to pay £775 pm rent
It would be a full insuring and repairing lease
Would this have to be lodged with land registry and would stamp duty have to be paid and if so how much

can a party be removed from buy to let property deeds (which are currently in 3 family members names) and is there a cost or stamp duty involved ?

What happens if it has been contracted out of the landlord and tenant act ? Does that mean that you have to sign a new lease ? There has been mention of a lease by reference , referring back to the original lease . Does this have to be for a set number of years as it was originally 15 year lease...
