Spare Land Ideas

    Hi Folks

    Have bought a house receantly with approximately 1.5 acres of land doing nothing at the back about 1.5 miles out of town.

    Have been looking at ideas for it what do think:

    Indoor tank based Fish farm using running water from stream running along side.
    Pollytunnels for Herb Farming and supplying locally/online.
    Use to store stock for mail order Fire prevention equipment as add on to Fire extinguisher servicing/security business im looking at.

    Any Other ideas?

    Property development... either apply to build yourself or flog it to a building company :)

    Assuming immediate development is not an option due to planning issues then another idea is to sell land options.

    The process works by getting the land assigned in plots, then selling on the plots as options. As 1.5 acres should give you up to 50 housing units, and it could be quite lucrative.

    The idea is that with time, should planning consent be obtained, the plots will be worth substantially more ... on this basis the plots (options) are sold to investors. You could even keep a few for yourself.

    The advantage is you use the land for the interim, maybe lease it for short term use.

    A quick search online will find companies that can set this up for you.

    Property would be a good one in the boom but unfortunatley builders around here are going bust with having brand new houses still not sold.

    The house has a cottage so am looking at something to run from home.

    Caravan and Motorhome storage could be quite lucrative and minimum input once setup. You need hardstanding and some security (fences, possibly cameras, etc) but most of the revenue will be profit once set. You need planning permission though! Each unit would be charged about £500.00 pa. I don't know how many you can fit on 1.5 acres but I would guess a fair few.

    Assuming the land has no frontage (direct vehicular access to a road), grow cabbages!

    I have an acre too OP, I had thought about herb farming like yourself. We have been told we will never get planning permission, outside the village envelope
