Small business rates - 2nd company

    Hi,

    Im currently operating as a limited company and have 2 properties, one a bakery and 1 a retail shop. I pay rates on both.

    Im looking to expand into the next town and open a 2nd retail site but the rates payable are £12500 per year due to location.

    If I open a 2nd company will I benefit from the loophole of small business rates relief on this 2nd retail site, or would the council say they are linked in nature and still payable?

    I keep getting conflicting advice?

    There seems to only one rated expert here who only posts intermittently. My opinion would if it is separate legal entities then you will be ok.
