Small business Rate relief on 2 properties

    I have just opened a new business and shop 5 months ago which has full small business rate relief at the moment. I have another business that i have used as a storage unit for the different business for 5 years (i get full small rate relief there) but it is in my name and not the company name. My name is registered with the rates department for the storage unit but the landlord invoices me in my company name. Will i still receive the recent small rates Government grant for the one in my name?

    I would talk to the council you pay business rates to @Jiverman

    Make sure you keep the leases separate.

    I have 2x commercial properties, in the Ltd companies name.
    But because they are right next door to each other, I got the VOA to merge them back in February.

    Your's obviously cannot be merged.

    So keep them in separate names.

    So you can then get the full rates relief on both properties.

    This is quite common on my trading estate.

    My accountant said that technically it is "artificial separation of business".

    If you were artificially separating them to commit VAT fraud (for example) then you have a big problem. However, to avoid paying business rates, I don't see you'll get into any trouble.
