Does anyone have any experience in negotiating a Heads of Terms for a shop? Has anyone fallen foul of anything I should look out for or have any suggestions on things I should particularly look for.
For instance, if I wanted a 3 year break clause on an 8 year lease for a small shop at 12,000 per annum, is it acceptable to add a clause which states I would not only give 3 months notice, but also pay 3 months rent as penalty?
I will get a legal begal involved, but to start with I would like to understand the process and pros and cons and what the norm is myself.
