Not strictly Business but property advice

Hi everyone,

I know this site is for business advice but im hoping someone on here mught be able to help out a good friend of mine.

Overview:
Basically my friend who ive known for many years has just split with his girlfriend after 10 years together. They own a house and they have agreed to put it on the market but considering the current climate they are not expecting it to sell over night. With this in mind my friend is considering renting another property so that his girlfriend can carry on as normal as possible.
But this is where it gets tricky, his girlfriend hasnt paid a mortgage payment for many years but has maintained some of the utilities - my friend is concerned that if she takes over the mortgage along with the other bills (not sure how she is going to afford it) and he moves out is he giving up any rights etc

.. it's about divorce, rather than living together, but I think the law will act in the same way. Best option would be to get an agreement worked out between them as to what should happen, then sit with a lawyer to formalise it.

I have forwarded that onto him - I suppose his main concern is that by moving out to give her some freedom that he doesnt relinquish any of his "share".
