New Office - Idea of Costs?

Hi

I have always been based at a business centre which included all utility costs but am just looking at a separate office now.

This is a very small office with just me in it and I wondered if anyone could advise an approximate cost of electricity for a standard set up (laptop, printer, lights, kettle, fax etc) for average 8-9 hours a day.

Also, apart from business rates, broadband, phone, insurance - is there anything else I have forgotten. This is quite new to be so dont want to get caught short and overspend!

no one will be able to give you information on those they are very much dependant on your business, where you are in thr country and which suppliers you use.

Apparently O2 don't have a business broadband package but you can sign up to their home package and us that so your broadband could be as little as £10 per month, but BT business is around £80 (i think).

Other than that it's a case of you wroking it out and speaking to the people involved.

it will depend on which supplier you use, and how good a deal you get.

If it's just you, with one office, there are a few extras you might have to think about, will you have more than 1 comp, will you have a frigde, a heater, fan, backup supplier, mobile phone charger, phone the list can go on.

I doubt your eletric will be more than £50 a month but you never know.

At the present time there is a lot of empty office space available - including in business centres, so I would expect you could negotiate a good deal.

If you are opting for your own office, then the lease term may be longer. Also don't forget about other services like cleaning and security, which may be included within a business centre service.

The downside with getting your own office space is the leases are completely different that 'serviced offices'

Apart from the usual running costs that you mentioned... ie; electric, phone etc... Your lease will usually need to be alot longer so you will be commiting to years not months as in a serviced office. You will also be responsible for the security of the office and it may also be a full repair lease where you will have to pay for building repairs and maintenance attributable to your office space.

If you have long term plans to stay there then it will be more cost effective to get your own space, but for setup costs and flexibility a serviced office may be better

We have found that conventional work out to be more expensive than serviced offices, as serviced include everything, and everyone is fighting for business, so good deals to be had.
Us here in Harrogate are offering very good deals, which I am 100% sure would not be beaten in conventional.
Make sure you do your maths before moving!!
