The 2026 revaluation kicks in on 1st April - one of the biggest shakeups to business rates ever. A few things worth knowing:
New multipliers. The old two-multiplier system is being replaced with five. If you're a smaller retail, hospitality or leisure property (RV under £51k) you'll benefit from a lower multiplier of 38.2p. Larger properties (RV over £500k) get hit with 50.8p.
RHL relief is gone. The 75% retail, hospitality and leisure relief ends on 31 March. It's being replaced by the lower multipliers above, but for many businesses that won't fully offset the loss.
Rateable values are changing. Over 2 million properties have been revalued based on April 2024 market rents. Some sectors -- particularly pubs and warehousing -- are seeing significant increases.
Small business relief gets a longer runway. If you take on a second property, you now keep your SBRR for three years instead of one.
We've built a free 2026/27 business rates calculator - plug in your rateable value and see exactly what your bill will look like from Tuesday, including which reliefs apply and what the transitional arrangements mean for you. Worth a quick check even if you think you know what's coming - the new multiplier bands will undoubtedly catch a few people out.
