SEO brain needed!

We have a .com site hosted in the UK, which is doing really well on the .com version of Google, but is absolutely nowhere on Google.co.uk.

I have done a few sites before where the opposite has sometimes happened, but that is to be expected. However, I have no idea what is happening with this one.

I have double checked to make sure that the site is physically hosted on a UK server and everything is fine. When I search for the site directly on google.co.uk it is found, so there seems to be no issue with the server location, which was my first instinct.

Having scratched my head on this one I wondered if anyone might be able to shed some light on what might be causing this peculiarity?

Have you registered with Webmaster Tools?

Well a .com selling property in Germany is more likly to appear on google.de than google.co.uk despite having you address on the site. There is nothing on the site to indicate that you are targetting the UK market so why should google give you any preference over the other property sites.

You do appear in google.co.uk for "german property for sale", at position 350.

Buying the .co.uk would be a good start

Yes, but the site ranks very well in Spain on google.es (#9), and that is for a .com site hosted in the UK written in English about German property.

It's true that the site is higher up the google.de ranking (#11), but that doesn't explain why it is down at #350 on the UK one.

Change your hosting to a uk server and if possible use a .co.uk

Well as all the Germans are in Spain I am not surprised.

You need to rewrite your copy to exclude so much mention of germany.

which country is your target audience.?

Have you pointed the site to the UK in google site maps.?

I understand the arguments about content and site maps and if it was doing well in Germany and nowhere else I would agree. However, it does really well in every local engine apart from google.co.uk.

It's even ranked at #3 in Russia.

I could buy a .co.uk domain, but the site is not necessarily targeting UK customers, I am just trying to understand why it is ranked poorly here.

Google obviously thinks your a non UK site

i had a .com that was hosted in germany and was ok in google.de and google.com but low in google.co.uk, I done all the obvious ones as well as moving hosting company to the UK and adding (+44) to phone numbers and asking my one german link (which was also one of my first) to link to one of my .co.uk sites instead.

This done the trick, having spoken with lots of people about this it seems that Google gets UK .com domains incorrect quite a lot of the time, you would think that the webmaster tools would be the defining bit of info but seems that they dont trust that, 100% ?

If you look at the results from the different googles the listing are different in every country. An I bet if you actually go the spain and do the search again you will get different results.
