FLEXAS LAUNCH OCCUPATION ON DEMAND SERVICE TO SIGNIFICANTLY REDUCE EMPTY PROPERTY RATES LIABILITIES
Flexas Ltd the leading provider of online commercial property advertising / brokerage in the UK, Netherlands and Germany today announces the launch of a unique property management service Occupation on Demand.
The Flexas Occupation on Demand service has been launched to significantly reduce the holding costs of vacant Office and Industrial property during this particularly challenging phase of the economic cycle.
Flexas take physical occupation of the vacant space (Flexas pay rent and full business rates) and market the space to short term occupiers on a Managed Basis see www.ServicedWarehousing.com (http://www.servicedwarehousing.com/) as an example. Occupation on Demand reduces holding costs by:-
Qualifying the property for Empty Property Rates relief upon vacation
Generating short/medium term income from the property (until a permanent tenant is found)
Chris Boulton MRICS, Non-Executive Chairman of Flexas comments “Owners of commercial property are being hit from all sides at the moment with falling capital values, increasing funding costs, weak tenant demand and the imposition of Empty Property Rates.
The Flexas Occupation on Demand service compliments traditional letting activity as our license agreements include a flexible (rolling) termination provision. We also create a sense of scarcity/competition for the space from a prospective tenants view point; it’s rather like going to view a house and meeting the next set of potential purchasers as you walk out – it focuses the mind.”
Matthew Hodges-Long, Managing Director of Flexas Ltd comments “Early feedback from landlords to this service has been overwhelmingly positive as we can clearly demonstrate significant and immediate cost savings when compared to leaving a property vacant. For one client in the North West we have shown them over £250,000 of annualized cost savings on a single property!
Our service provides landlords with a robust means of minimizing holding costs in a manner that suits their business requirements. The landlord remains in absolute control of the property and the timing of our occupation hence Occupation on Demand.
I am appalled by the imposition of increased business rates on the owners of vacant commercial property. As such the entire Flexas team is committed to delivering services that legitimately minimize the impact of this unjust tax on our clients. The government stated that the changes to the Business Rates system were designed to bring vacant property back into use so I am pleased to say that this service is entirely aligned with government thinking and On Message!”
The important news for UK Business Forums members is that Flexas are able to offer flexible Office and Warehouse space often at prices significantly below the market rate. Call for details 01276 474747.
